Frequently Asked Questions
How can I find a rental in St. Thomas or the Virgin Islands?
Rental listings move quickly here, and inventory is limited. You’ll find more condos and private homes than large apartment complexes. A local real estate agent can help you spot new listings before they’re gone.
What is the average cost to rent a home in the Virgin Islands?
On St. Thomas, one-bedroom apartments typically rent for $1,500–$2,000 per month. St. Croix is generally a bit more affordable, while St. John tends to be more expensive. Utilities are usually not included, so factor in electricity and internet costs.
What lease terms are common in the Virgin Islands?
Most leases are 6 or 12 months. You’ll usually need a security deposit and possibly first and last month’s rent. Furnished rentals are common, especially condos. Pet-friendly properties exist but may require an extra deposit. It may be hard to find a rental if you have a large pet or certain breed of dog.
Are utilities included in rent in the USVI?
Usually not. Tenants typically pay for electricity, internet, and sometimes water. Ask landlords for estimated monthly costs. If a rental is part of a larger home or condo, check how utilities are split.
What is it like living in a rental on an island?
Renting in the Virgin Islands is a laid-back, community-oriented experience. Things like maintenance and repairs might move slower than you’re used to, but most landlords are responsive. You’ll enjoy island culture, natural beauty, and a close-knit lifestyle.
Should I rent before buying property in the Virgin Islands?
Yes—many people rent first to explore different neighborhoods and get a feel for island life. It’s a smart way to make sure the island fits your lifestyle before making a long-term commitment.

About St. John
St. John is only about 20 square miles large. But even though it lacks size, it is full of secluded beaches and breathtaking views from its mountainsides. The island has a casual atmosphere and is a favorite of hikers, boaters and nature buffs. St. John doesn’t have an airport, and is only accessible via ferry or private boat. Because 60 percent of island was donated to the National Park System by the Rockefeller family, development is limited and real estate prices are higher than in St. Thomas and St. Croix.
